Located in Kingsland, the south area just across from the CF Chinook Centre Kingsland School and Henry Wise High School are in the area with a lot of 30km/h zone which is good for safety and quietness around the house. Close to Macleod Trail which is good for commuting to downtown and anywhere thanks to the intersection in front of the CF Chinook Centre. A lot of restaurants and coffee shops would be convenient. Also, 15 mins distance from the Sb Heritage C-Train Station by walk and 10 mins away by bus. This will be helpful as well There is a separate entrance for the basement tenants. Therefore, there should be no problem with the privacy of the upstairs tenants. The laundry room is located in the basement (separated from the basement tenant area and it is shared). To keep each upstairs and downstairs tenant's privacy. No smoking, no cannabis, and no pets If you have a car, you can use the street parking. The street parking is still safe enough since the street is 30km/h zone. The room is currently furnished with a table, chair, single size mattress with a frame (The mattress in one of the pictures was double size bed. I just put this picture to let you guess the size of the room.) The monthly rent for the room is $495 all-inclusive with one month of deposit. (Will be returned after the inspection on the last day when you move out) Currently, I am looking for a gentleman roommate who can stay along with the other gentlemen tenants downstairs. The lease agreement termination date will be April 30th, 2026 for now and available from October 1st, 2025. You can extend for another 6 months afterward if you want to.
